Frequently Asked Questions

What professionals does CondosPros.ca cover?

Five trade categories, all condo-specific: status certificate lawyers, condo inspectors, property managers (for investor-owned rental units), mortgage brokers with condo and pre-construction experience, and condo stagers. These are the professionals who show up repeatedly in condo transactions and where condo-specific knowledge makes a material difference in how well they serve their clients.

We don't list general real estate lawyers, general home inspectors, or general mortgage brokers. The platform is explicitly for professionals whose practice concentrates on condo work. A generalist who handles occasional condo deals alongside other work is not the right fit for what CondosPros.ca is building.

How are professionals verified?

Each trade has its own verification criteria, described on the Get Listed page. For lawyers, we verify Law Society registration and review condo-specific transaction volume. For inspectors, we confirm professional certification and condo inspection volume. For mortgage brokers, FSRA registration and condo closing history. For stagers, project volume and physical inventory appropriate for condo-scale work.

Verification is based on submitted documentation, cross-referenced against available public records where possible. We don't publish unverified claims on profiles. Volume counts that can't be substantiated are either removed or reduced to what's verifiable. [verify current figures with a licensed agent or at realtor.ca]

Do I need all five professional types on my condo purchase?

For a standard owner-occupied resale condo purchase, you'll typically need a mortgage broker, a condo specialist agent, and a condo lawyer. An inspection is strongly advisable. The stager is for sellers, not buyers. The property manager is for investors who want professional rental management after closing.

For a detailed walkthrough of who you need at each stage and why, read the Professional Team Guide. It covers resale, pre-construction, and investor purchase scenarios separately.

Does CondosPros.ca charge professionals to be listed?

Phase 1 profiles are published at no cost to verified professionals. As the platform grows, we may introduce a paid listing tier with enhanced profile features (video introduction, expanded transaction history, analytics). Free tier profiles will remain available for verified professionals regardless. [verify current figures with a licensed agent or at realtor.ca]

CondosPros.ca does not take referral fees or transaction commissions. The platform creates visibility for qualified professionals and provides buyers with a verified directory. The professional-client relationship is direct, without our commercial involvement in individual transactions.

How is CondosPros.ca different from a Google search or a general professional directory?

A Google search for "real estate lawyer Toronto" or "home inspector Toronto" returns a mix of generalists and specialists with no meaningful filter for condo experience. General professional directories like HomeStars or Yelp collect reviews but don't verify that a professional has meaningful condo-specific expertise. CondosPros.ca lists only professionals with verified condo focus, describes what that focus looks like in terms of actual work done, and gives buyers the context to evaluate whether a specific professional's experience matches their situation.

The platform is small by design. A short list of verified specialists is more useful than a long list of unverified options, particularly for a transaction type where the right professional knowledge matters as much as it does in a condo purchase.
